Beach-side or caldera?
The first Santorini decision is bigger than the hotel: the beach towns (Perissa, Perivolos, Kamari) sit on the island's flat southeast side — relaxed, easy to walk, right on the sand and much more affordable — while the famous caldera towns (Fira, Oia, Imerovigli) have the cliff-top sunset views, the luxury and the crowds, at a steep premium and up a lot of steps. Perissa is the choice for a relaxed beach holiday with the best hotel value and long days by the sea; you simply use the bus, a taxi or a rental car/ATV for sightseeing, since the caldera is a 25–30 minute hop away. If a caldera-view balcony is the whole point of your trip, base up there instead — but you'll pay for it.
Perissa, Perivolos or Kamari?
The three black-sand bases on this side of the island each have a distinct feel:
- Perissa — the main village: the best value, a laid-back, slightly youthful vibe, tavernas and beach bars strung under the great rock of Mesa Vouno, and everything walkable.
- Perivolos — the southern continuation of the same beach: upscale and spread-out, home to the smart beach clubs, fancier dining and the higher-end hotels. Quieter by day, livelier by night.
- Kamari — over the Mesa Vouno ridge on its own black-sand bay: the busiest and most family-friendly beach town, with a long promenade, and the closest to the airport and to Fira (about a 15-minute bus to the capital).
Beachfront & upscale (€€€)
- Veggera Hotel (€€€) — a neoclassical-styled hotel with a large pool right behind the black sand, its peach-and-white façade and columned terrace giving a grand, old-fashioned feel. The beachfront position is the draw.
- Villa Aretousa (€€€) — a white-and-blue Cycladic villa with a pool below the great rock of Mesa Vouno, a few minutes from the sand. Arched balconies and a quiet garden make it a relaxed base.
- Santo Miramare Resort (€€€) — arcaded, honey-lit buildings around courtyards and pools a short walk from Perivolos beach, at the quieter southern end. Suits couples and families who want the calm, self-contained resort feel.
- Anastasia Princess (€€€€) — an adults-only residence of white suites, many with a private plunge pool on their own terrace, near the southern end of Perissa beach. The most polished, grown-up stay on this list.
Mid-range (€€)
- Meltemi Village (€€) — whitewashed studios and suites around courtyards and plunge pools, draped in bougainvillea, between the village and the beach. Bright private terraces and good value.
- Sellada Beach Hotel (€€) — a bright, whitewashed hotel built around a pool, just back from Perissa beach and within easy reach of the tavernas. A comfortable, central choice.
